How Do Agents Complete The New Form 6 When Using SearchX?
While The New Form 6 Is Being Finalised, Agents Should Continue Completing The Current Form 6 As Usual, Specifically Recommending A 7-Day Timeframe For Outsourcing The Form 2 Disclosure To SearchX By Ticking The First Box On Page 4 Or 15, Item 4, To Ensure Timely Vendor Compliance And Avoid Liability.
REIQ and the QLD Government are still finalising the new Form 6. Agents should continue completing the Form 6 as usual without taking instructions or filling out the Form 2. Training videos and guidance will be provided once the new form is released. For now:
Form 6 Instructions:
Page 4 or 15, Item 4 - We recommend putting a 7 day timeframe in relation to the outsourcing. This provides ample time for the disclosure to be returned and the Vendor not to be in breach of the agreement, but also places some pressure on your Vendor to make sure they engage SearchX and dont sit on their hands for a week. It is REIQ, SearchX and everyone's advice in this space to try and get the Form 2 Seller Disclosure Statement back before you go live with your listing, and creating some urgency with your vendor by inserting a 7 day timeframe, should held your team.
PLEASE NOTE: You will find that this is blank if you manually print the form, but if you use Realworks/electronic execution, they will prompt a date (Sneaky!)
If engaging SearchX as the third party, please tick the first box on Page 4 of 15, Item 4 - Disclosure Information and write a 7 day timeframe.
Note, you will only ever have to fill out the REIQ Disclosure Information on pages 10-14 if you or your Agency are completing the Form 2 for the vendor (without SearchX) and bearing the liability of the Form 2's accuracy - see clauses 8.3 or 8.4 of the Essential Terms and Conditions to each section's instructions.
